Investing in Spanish real estate as a non-resident

Spain remains one of Europe's most accessible real estate markets for foreign investors. Here's what you need to know before you start.

NIE & legal entry

Every foreign buyer needs a NIE (Foreigner Identification Number) before signing. Non-EU citizens can apply at any Spanish consulate abroad or remotely through a power of attorney. Processing typically takes 2-4 weeks. We coordinate this for all our international clients.

Tax essentials

Non-residents are taxed under IRNR (Non-Resident Income Tax) rather than IRPF. Rental income is taxed at 19% for EU/EEA residents and 24% for the rest. Spain has double-taxation treaties with most LATAM countries, the UK and the US, so you typically won't be taxed twice on the same income.

Financing for non-residents

Several Spanish banks offer mortgages to non-residents, typically with 60-70% LTV (vs 80% for residents). Required documents include proof of income, tax returns from your home country, and bank statements. Interest rates are slightly higher than for residents but still competitive within the EU.

Why Spain in 2026

Stable EU legal framework, gross rental yields between 5-8% in secondary cities, and a tourism market that consistently breaks records. Note that the Golden Visa program for real estate was discontinued in April 2025, but standard non-lucrative and digital nomad visas remain available for residency planning.

Our team handles the full process for international clients — from NIE application to closing — and we coordinate with multilingual tax advisors when needed.

Frequently asked questions

What is a real estate personal shopper?
A real estate personal shopper (RPS) is a professional who works exclusively for the buyer or investor. Unlike a traditional real estate agency that represents the seller, the RPS searches, analyzes, negotiates and manages the property purchase defending only your interests. The goal is to find the best property at the best possible price.
How much does a real estate personal shopper cost?
The personal shopper service typically costs between 2% and 4% of the property purchase price, depending on the complexity of the search and the city. At AssetRent Capital we offer personalized quotes with no commitment, tailored to the type of operation and the investor profile.
Which cities do you operate in?
We operate in Spain's main cities: Madrid, Barcelona, Valencia, Málaga, Seville, Alicante, Murcia and Bilbao, among others. Our team has deep local market knowledge in each location, allowing us to identify opportunities that don't appear on the usual portals.
What's the difference vs a traditional real estate agency?
A traditional agency represents the seller and earns commission on each sale. We work exclusively for the buyer: we have zero conflict of interest, we negotiate on your behalf, and we have access to off-market opportunities thanks to our network and AI-powered analysis tools.
Can you help me as a non-resident or foreign investor?
Yes. We work with international investors regularly. We coordinate the NIE process, work with multilingual notaries and tax advisors, and can manage the full operation remotely if you can't travel. See our 'For international investors' section above.
